We have a first draft of the main floor! Certainly lots of feedback, but at least we are off and running.

And the second version of the initial plan has dropped.

I have some questions and concerns.

Most notably, I’m concerned that the “bump-in” is back. That is the area in the middle of the cabin that is suddenly narrower. This is to follow the requirement that all parts of the building closer than 75′ to the water cannot be expanded beyond the existing footprint.

This appears to have become a significant design challenge. It also would appear to be adding costs. This particularly problematic when it is also reducing square footage.

I have a meeting scheduled with the zoning person in Clark county to discuss what options may be available.

After the last draft, I met with Clark County zoning. They confirmed that we would not need to adhere strictly to the existing footprint and may expand the “bump-in” part of the floor plan.

That means that we may maintain a 32′ width all the way back to the 75′ setback!!! Then, at 75′ we may increase the width.

Unfortunately, we this plan did not that that into account. Fortunately, this plan did include a second story and elevation drawings.
